Booking Terms & Conditions
The Riverbend Homestead property is a let for holiday accommodation purposes only. All bookings are made for the dates as shown on the response email and are taken in good faith by Riverbend Homestead however; bookings may be subject to change prior to the commencement of the booking.
Proof of indentity
Riverbend Homestead requires a copy of your drivers licence with your current residential address and photo before a confirmed booking is made. Alternatively, you can provide a copy of your passport. After your departure, your driver licence or passport details will be destroyed.
Deposits
A deposit equal to 50% of the total cost of accommodation must be paid by you at the time a confirmed booking is made, with the balance payable in full 14 days before arrival.
Check-in and Check-out times
The Homestead property should be available after 2.00 pm (Check-in) on the day of your arrival and is to be vacated by 10:00 am (Check-out) on the day of your departure, unless prior arrangements have been made with the owner.
Pets are not allowed
Pets are not allowed under any circumstances. If pets are found at the property, the guests may liable for fumigation of the property and your stay may be terminated.
Fully equipped
The Riverbend Homestead property is fully equipped with the exception of towels which you are required to bring your own. See Accommodation page for more information.
Maximum number of guests
The maximum number of persons permitted to occupy the property is 12 persons* including adults and children. Overcrowding and extra guests is not allowed and your stay may be terminated. *If you wish to have additional guests please speak with the property owner.
Payment methods
Payment can be made by internet banking, bank transfer, money order or credit card. Allow a few days for transfer between different banks.
Credit card charges
Bookings made and paid through the Stayz Online Payment System incur a 2% Service Fee.
Cancellation policy
- Guests who cancel their booking before 28 days of arrival, will forfeit 100% of the deposit amount.
- Guests who cancel their booking within 28 days of arrival will forfeit 100% of the total booking amount.
No refund of any unused portion of a confirmed holiday booking will be made. Only under exceptional circumstances can a full deposit be refunded, this being at the discretion of the Riverbend Homestead owner. No refund will be made if you cancel any part of your reservation during your stay at Riverbend Homestead.
Travel insurance
Travel insurance is recommended particularly for high-cost bookings.
Refundable Damage Deposit
Riverbend Homestead charges Refundable Damage Deposit of $250.00 refundable 2 days after departure. This charge applies to bookings made through the Stayz website. Should any damage beyond fair wear and tear be caused to the property, or should it be necessary to conduct additional cleaning at the end of your stay, the cost will be charged to you.
Keys on arrival
The Riverbend Homestead property is left opened prior to your arrival. Keys are on the dining table next to the house rules. Please read the house rules.
Property dirty on arrival
On arrival if you find the property is dirty or has been damaged, you must notify the Riverbend Homestead owner and allow the owner or contractors access to the property for the purposes of inspection and if necessary cleaning or repairing of damage.
Not a party house
The Riverbend Homestead property is for residential purposes only. Functions, parties, after school celebrations and extra guests are strictly not allowed. If a breach occurs, we reserve the right without prior notice to terminate your stay and to require you to leave the premises.
Nuisance noise
Should any behaviour during your stay become unacceptable, the Riverbend Homestead owner reserves the right without prior notice to terminate your stay and require you to vacate the property.
Property repairs
Any repairs, maintenance or service reported and requested by guests to be effected to the property or any equipment provided at the property, and/or deemed necessary by Riverbend Homestead, will be effected as soon as practicable, however due to unforeseen circumstances (e.g. awaiting parts, tradespeople unavailable) immediate repairs may be beyond our control and no responsibility is accepted. No recompense will be negotiated due to the failure of any services, equipment or other contents provided at the property. Guests are required to allow repair and or service personnel to enter the property during reasonable hours by arrangement (and at any time in an emergency) for the purpose of conducting any repairs, maintenance or service.
Property damage
Guests are responsible for damage to the property or loss of or damage to any items at the property, including, but without limiting the generality of the foregoing, floors and floor coverings, furniture and fittings, kitchen utensils, crockery, glassware, cutlery and the guest will pay to Riverbend Homestead owner, the full cost of replacement or repair of any such items damaged or lost. All damage, breakages and losses are to be reported to the owner. All furniture and equipment must be left in the property as originally found.
Lost keys
Guests are responsible for the safekeeping and replacement of accommodation keys. If keys are lost guests are responsible for the changing of the locks.
Building/renovation work
In the event of any renovation/building work being carried out near the property, such work is beyond the control of Riverbend Homestead and the Riverbend Homestead owner cannot accept responsibility for any disturbance, noise or inconvenience guests may suffer as a result. No discount will be negotiated in these circumstances.
Leave property clean & tidy
Guests are required to leave the property neat and tidy on departure. The owner will charge an additional cleaning fee which starts at $55.00 per hour. Any spillages, fridge and kitchen benches must be wiped, floors swept, dishes washed, dried and put away clean, BBQ cleaned, and all garbage must be placed in the garbage bin provided.
Loss of personal property
No responsibility is taken for guests’ personal property left in, on or near the property. During your stay, all doors and windows should be secured at all times. It is recommended that guests take out personal property insurance. A extra fee plus postage costs may be payable if the Homestead owner is required to return items left by guests.
Check-out
The Riverbend Homestead property must be vacated on time (10:00 am) and all access doors left unlocked. Leave keys on the dining room table. Guests acknowledges and agrees Riverbend Homestead is not required to undertake an inspection of the property in the presence of guests on vacation of the property.
No liability accepted
The Riverbend Homestead is not responsible for, and guests hereby release them from any liability in respect of, any injury, debt, damage, loss, cost, delay, expense or inconvenience caused directly or indirectly by events beyond Riverbend Homestead owner’s control.

All courtesy will be given on genuine dissatisfaction. Any information or terms and conditions contained on this website are subject to alteration without notice, and to the extent of any inconsistency, these terms and conditions prevail.
